The Debt Service Ratio is the ratio between what you owe to a mortgagee for a proeprty and the value of the property that is held as collateral. Here, at GLP, we look at several factors in valuating a golf course.  We work on valuation for our sellers and for our buyers, because when its Thanksgiving and you are sharing your excitement over a good sale or a wise purchase, the nubmers still have to make sense!

 Since few of buyers have hundreds of thousands of dollars to put down on a property, it is logical that some of the money for purchase will come from a lending institution. As much as we’d like to think that lenders are therre to “help the little guy” in reality, they are looking to make some money and should you (gasp! and horrors!) default on your loan, will there be enough value on the property/business for the lender to walk away with their initial investment?

Meadowbrook History Summary

Meadowbrook is a nine hole golf course located in central New York, just off New York State Thruway exit 40, midway between Rochester and Syracuse. The course was started by James and Dee Ball in 1968 on land that had been their family dairy farm. The Balls ran the course until 1985, using the family house as a clubhouse. In 1985 they sold the course to Robert Beardsley and Marlin Hutton. In 1990 Marlin and Suzanne Hutton bought Mr. Beardsley’s share and have operated the business until the present time.

Since taking over the property and the business many changes have been made by the Huttons. A full Toro watering system was added in 1988 and was upgraded to an automatic system in 2000. New, improved drainage systems were installed. All the original barns were torn down in 1991 and a new 40 by 80 foot pole barn was built serving as the equipment barn. In 1996 a new clubhouse was built on the site of the old farm house. Many of the greens and tees have been redone or newly built.

The par 35 course plays to an 18 hole length of 5,875 yards from two sets of men’s tees. Water comes into play on seven of the nine holes which make decisions about shot selection very important.

Included in sale of the course is all of the equipment used to maintain the course. The equipment is in very good condition with most pieces having back-ups in case of a breakdown or maintenance. A partial list of the equipment is as follows (and most is pictured above):
